To us that mean the house is worth 467.5k. When the appraisal came back with 470K in which we were OK with not asking for any further reduction since to us 467.5k was already lower than 470K appraised. Nope, Nate insisted that we asked for further reduction base on the 470K appraisal and it turned out that the seller was willing to go down another 2.5k.
